REAL PROPERTY TRANSFERS

The transfer of real property is the largest, single decision most people will ever make. Whether it's a primary residence, second vacation home, investment property or an estate valuation, the transfer of real property is a complex financial transaction that requires multiple parties to consummate it.

The Appraiser makes sure the value of the property is in line with current market value or the amount being transferred?  An appraisal report provides an unbiased estimate of what a parcel of real property is worth in the current market.  Therefore, people turn to a licensed or certified licensed professional appraiser to provide them with the most accurate estimate of true market value for real property.  The appraiser is Licensed by the State, is Federally regulated by the Appraisal Standards Board and guided by the “Uniform Standards  of Professional Appraisal Practices” (USPAP). 

Most of the real estate professionals involved in the transaction are very familiar with all aspects of  a real property transfer.  The Realtor provides the guidance to buy and sell properties.  The Loan Officer and mortgage lender provides the financial capital necessary to fund the transaction. The Title company ensures that all aspects of the transaction are completed and that a clear title passes between parties.  The appraiser ensures the seller, buyer and loan underwiter what the current market value is for the property.
